Sofas and mattresses in a rental: planning before guests arrive

The fresh linen is ready, but a mark on the sofa remains. Here is how to fit upholstery cleaning between stays and leave time for furniture to dry.

Check upholstery separately

After a guest leaves, check the sofa, armchairs and mattress as well as the rest of the room. Look at seats, armrests and accessible areas beneath loose cushions. Photograph new marks before anyone applies a product. This makes it easier to distinguish existing wear from a new problem. Upholstery cleaning is a separate task from the rest of the property turnover.

Avoid booking right before check-in

A gap between bookings is not automatically long enough for both cleaning and drying. Give the next arrival time when you enquire and mention if the sofa doubles as a bed. Fabric, cushion thickness and ventilation affect drying. If the turnaround is tight, agree whether a different day is needed before booking. Do not rely on a universal promise that every sofa will be ready that afternoon.

List each sleeping surface

For a sofa bed, include the pull-out sleeping section in your request. For a mattress, give dimensions and say whether one or both sides need cleaning. Toppers and loose cushions are separate items. A short list helps avoid discovering extra surfaces only when the cleaner arrives. Mention furniture that will remain in the room and the space available for drying.

Arrange access in advance

Decide who will let the cleaner in and who will review the result. Arrange keys, floor details, lift access and possible parking beforehand. Ask what access to water and electricity is needed. If you manage the property remotely, make sure a contact person is reachable in case a question about the fabric or an extra item comes up.

Check before the next stay

Leave cleaned upholstery uncovered while it dries. Replace linen and protectors only once the surfaces are fully dry, checking thick cushions and seams as well. If unusual rings or smells remain after drying, contact the cleaner before applying another product.
